Sellers

  1. Find a Realtor®
There is a difference between a Realtor®, such as Kevin Polite, and a real estate agent. I’ve taken many additional courses and must abide by a code of ethics that a real estate agent does not. I will help you navigate the maze of forms, financing, inspections, marketing, pricing, and negotiating. My areas of concentration are Decatur, East Atlanta, Cascade, Sylvan Hills or any Intown area. Workwith a professional such as myself, who knows the community where your home is located,
  2. Prepare to sell your house
Home selling has become more complex than it used to be. New seller disclosure statements, longer and more mysterious form agreements, and a range of environmental concerns have all emerged in the past decade. I will help guide you through this process. In addition, over the years I have perfected techniques to stage your home to help you sell it faster. In addition, I will help you prepare your home for the buyer’s inspection report.
  3. Set the list price of your home
Several factors, including market conditions and interest rates, will determine how much you can get for your home. Home selling is part art, part science, part marketing, and part negotiation. A home that isn’t priced right will eventually get a lower price. I’ll help you price your home so you get an offer within the first two weeks.
  4. Market your house for maximum exposure
Kevin Polite will share a marketing plan with you, but the more you know about the process of selling your home the easier it is to support my efforts. As a Solid Source agent your home will be broadcast to over 20 additional websites including www.hauszweihomes.com.
  5. Negotiate a real estate offer
The most complex moment in the sales process comes when you get an offer for your home. Whether you have one offer or several to consider, my years of experience will help you navigate the negotiation.
  6. The art of settling
When you have a signed contract with the buyer for your home, you may feel as if you can breathe a sigh of relief. But before you can completely relax you need to get to the settlement table. The buyer will ask for a 10-14 day due diligence period. This is when they will get an inspection report. By getting your home prepared for the market I will have helped you get a step ahead and it will prepared for the buyer’s home inspection.
  7. Plan your move
Some of the activities required to sell your home can actually help with the moving process. For example, by cleaning out closets, the basement, and the attic, you will have less to do once the home is under contract.

When to looking to sell your home in Decatur, East Atlanta, Cascade, Sylvan Hills or any Intown area call Kevin Polite, 404-299-7100!
